INDEPENDENT APARTMENT

The approximate area of each of
the three apartments in the building is 1850 sq.ft. There is one
apartment in each of the three floors with the first floor occupied by the
owner and a tenant occupying the second floor. The ground floor is
reserved for parking with covered parking available for one car for each
of the three apartments in the building. There is an operating lift
serving all the three floors and the open terrace floor. A diesel motor
generator set is available to supply standby power in case of power
failure. The whole building itself is newly constructed having been
commissioned just 18 months ago. There is greenery covering the open areas
outside the covered building area. There is a big sump on the ground floor
that has capacity to meet the needs of three families that would occupy
the three floors of the building. There is plentiful water supply from the
corporation that fills the sump regularly. This water is pumped up to the
overhead tanks above the terrace. There is also a tube well as a standby
in case the corporation water supply fails and that water is also soft,
tested and of high quality. There is a security guard on the
premises.
This is a full fledged independent three bedroom apartment with a sitting
room, a dining room, a puja room, and a spacious kitchen with granite slab
running through two sides and shelves both above and below the granite
platform that opens into a spacious service area.
ABOUT THE APARTMENT
Area ....1850 sq. ft.
There are three bedrooms, two of them with attached full baths cum w/c and
the third sharing a bath cum w/c with the the dining and sitting rooms.
The baths have geysers fitted. The bedrooms are approximately 145 to 155
sq. ft. each. All of them have built in cupboards from floor to ceiling.
The master bedroom also has in addition a dressing enclosure of 6' x
5' to accommodate a full fledged dresser. All the bedrooms have
attached spacious balconies of of approximately 11' to 12' x 4'
each. Each of the three bedrooms has a split A/c installed.
There is an independent sitting room and a dining room. Both the sitting
as well as the dining rooms have spacious balconies similar to the
bedrooms. In addition the sitting room balcony has a wash basin.
The kitchen is spacious and has a granite platform running the entire two
sides in the shape of an 'L'. There are shelves both below and above the
granite platform. There is a stainless steel basin in the kitchen. The
kitchen opens out into a very spacious service area that has a stainless
steel basin for washing vessels as well as plumbing to locate a washing
machine in this covered area.
Light and fan fittings are there in every room with the sitting and dining
rooms having two fans each. Each of the bathrooms and the kitchen have
exhaust fans.
RENT AND OTHER TERMS:
The rent expected is Rs. 33,000/- per month.
Maintenance is Rs. 2000/- per month.
Independent electric meters are there and each apartment has to pay for
the electricity consumes as well as there are water charges for each
apartment.
Cost of diesel consumed by the diesel generator set has to be shared
equally between the three apartments and would be based on actual costs
incurred on a monthly basis. Any of the apartments can opt out in which
case the diesel generator set will not provide standby supply in case of
power failure to that apartment which opts out.
Security deposit equivalent to ten months.
